“When the one in the neighborhood we had been targeting finally showed up, she was first in to see it, submitted a pre-emptive offer, and had it accepted within 24 hours. We got 14 offers on our own home after three days.”

Meet Breann
I grew up in Castro Valley, lived in San Francisco and Hayward for years, and have been selling homes on this side of the Bay since 2019. I am not a salesperson. I am an advisor and a project manager, and most of my clients are buying their first home.
More about me“In this market you really need someone who is aggressive but approachable and empathetic, and Breann is all of those things.”

Three ways this usually begins.
Tell me which one sounds like you and I will meet you there.
You have never done this before.
Many of my clients are buying their first home. I will walk you through every step, pair you with a great local lender so the financing is handled before you fall in love with anything, and we are going to have fun with it. This is a big moment, and it should feel like one.
Explore the buyer guideYou are wondering what your home would sell for today.
Pricing is a strategy, not a guess. We start with what comparable homes near you have actually sold for and where the market is right now, not where it was last spring. When that is not the number you had in mind, we talk about it early and build the plan around the real market.
Request a pricing conversationYou are not ready yet, and that is fine.
It is never too early to prepare. I am happy to strategize a year or two out, whether that means working toward a down payment, timing a future sale, or just understanding how this market behaves. I am not going to hound you. I will be here when you are ready.
Talk through your timeline

About
I grew up here.
When I talk about Castro Valley, Hayward or San Leandro, I am not reading you a market report. I am telling you about the place I grew up, where I still run into people I have known for decades at the Fall Festival, and the towns I lived in for years after that. I know the Bay Area's cities and neighborhoods the way you only can by living in them.
Think of me as MapQuest. You tell me where you are going, and I will show you the route, the traffic, and the turns most people miss. I am a data nerd about it. Active, pending, recently sold. I read them until the picture is clear, then I tell you what it says, even when it is not what you were hoping for.
Then the decision is yours. It is your home and your money.
Let's talkWhat you get
Here is what working with me actually looks like.
A real pricing read. What comparable homes sold for and where the market is this month, laid out before you decide anything, and again before you write an offer.
A lender introduction and a plan.A good local lender, a pre-approval, and a monthly number you can live with before we look at a single house.
The project run end to end.Showings, inspections, appraisal, deadlines, paperwork. You will know what is happening at every step, usually before you think to ask.
Help getting the house ready. When you sell, I bring in a stager, and I have personally hauled a client's things to storage to get a home photo-ready.
A straight answer, early. If something about a house, an offer, or a timeline worries me, you will hear it while there is still time to do something about it.
Your call, every time.I will tell you what I would do in your shoes and why. Then you decide.
Low pressure on the decision. Highly involved in everything that gets you there.

An offer in about a week, in a market that had stalled.
The situation. We first talked about selling in May 2026, when the market was still strong. By the time the home was ready to list in October, the sellers had moved out of the area, mortgage rates were a full point higher than a year earlier, and the lenders I work with were telling me most of their buyers had paused their search.
What I did. The number that made sense in May did not make sense in October, so I said so. We talked plainly about what buyers were going to worry about, priced the home for the market we actually had instead of the one we wished we had, and put real effort into the presentation: professional photos and a listing film.
The result. An offer in about a week, while similar homes nearby were cutting their prices and sitting. The sellers made the call. I made sure they had the full picture when they did.
I had helped them buy their first home. When it was time to sell, they called me again.

In their words
I would rather you hear it from them.
“One was too thirsty to sell us any old house just to close a deal. Another told us she couldn't find anything in our price range. Breann really took the time to listen and understand what was going to work for our family.”
“We never had any doubts throughout this long process. In the end, we found our forever home. It was our first and final offer.”
“I have been a realtor in Southern California for over 30 years. There are a lot of fast talkers but very few who actually work hard for their clients. Breann is everything you want in an agent and more.”
